We are private landlords who own all our properties. So there is no agent fees, no interest fees and no call out fees either.

GROUPS AND SINGLE LETS AVAILABLE

We rent to both groups and individuals. And can cater for oversea students with no UK guarantor.

ALL LOCATIONS CLOSE TO UNIVERSITIES

All our properties are located on quiet cul-de-sacs or just off-road. Within walking distance to the named university.

Established in 2007 we pride ourselves on providing students with modern, clean, comfortable homes, with high-quality facilities, conducive to studying. We understand that it is often the first time that students have lived away from home and aim to offer a professional yet personal service.

​

Specialising in student accommodation in the Canterbury area, we are private landlords and property developers who only let our own properties.  We’re experts in everything from day-to-day property management, student lettings & investment sourcing. We take pride in having a good long term relationship with our students and have a  high percentage who stay with us for their full time at university.

All our homes are owned by us, so you have no agent fees and 24/7 assistance if needed. They are all on quiet residential roads, within an easy walk of a designated university. They are all decorated with new modern furniture, in clean fresh colours and come equipped with appliances - even the small ones.

Our approach is based on mutual respect, friendliness and flexibility.

​

  • We adjust rents to coincide with normal student loan dates (does not apply to the first quarter) and as such DO NOT charge interest on late payments.
     

  • You CAN move in from the 1st of July. We see this as your home - and as contracts run from 1st July until the 30th June, we DO NOT limit your summer access.

  • ​

  • We respect the academic timetables and aim to minimise disruption; synchronising all renovations with student holidays.

  •  

  • We DO NOT charge call-out fees. If there is an issue, we want to know, so we can sort it.
     

  • We aim to respond within 24 hours to solve any issue. And living only twenty minutes drive away;  we can be with you quickly in an emergency.

We have a dedicated maintenance and gardening team with over 30-years experience in the building industry. We aim to respond to any issues within 24 hours.

No paying from July but waiting until September to move in. Our house is your home, so your move in date in from the date the tenancy starts.

All rents are aligned to the quarterly student finance payments, which means you will never pay any interest on late payments.

5 SIMPLE STEPS

TO RENTING

1 Select the house(s) you wish to view and contact us to book a viewing. (Remote viewings available)
 

2 complete a tenant application form and pay a refundable £50 pp reservation deposit.  Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, provide materially significant false or misleading information.

3 We then carry out referencing on your guarantor. (If you do not have a UK based guarantor please do not worry as other payment terms can be agreed)

 

Once the references have come back satisfactory we will contact you to arrange a  suitable time to sign the Tenancy Agreement. At this meeting, you will also be asked to pay the deposit.

​

In June we will contact you to agree the check-in date.  On this date, we will be there to meet you with a comprehensive inventory for you to check and sign.

 

We then leave you to it until our first inspection in November.  

We are however on hand 24/7 should any issue arise.
